Bathroom Remodeling in Mountain Lakes, NJ

Mountain Lakes is known for its Hapgood houses: big stucco homes from the early 1900s, set on wooded lots around the lakes. Their bathrooms were built for another century. We rebuild bathrooms in older houses like these, with the waterproofing and the plumbing done properly behind the tile.

The houses of Mountain Lakes.

The borough started as a planned residential community in the early twentieth century, and a large part of it still looks the way it was laid out.

The houses the borough is known for are the ones built by developer Herbert J. Hapgood: large stucco homes with Craftsman details and deep porches. They sit next to later colonials, ranches and newer construction, so two neighbors on the same street can have very different bathrooms.

In a house of that age, the original bathroom is usually a small room. The walls tend to be plaster, the drain lines are often cast iron, and the supply lines may be older galvanized or brass pipe. Many of these rooms were updated once, decades ago, with tile set over whatever was there.

None of that is a problem if it is planned for. It becomes a problem when a new shower is tiled over old pipe and an uneven floor. So we look at what is behind the wall before we price the room.

What an older house usually asks for

  • Plaster walls come down to the framing in the wet area, and the new wall is tied back into the old one cleanly.
  • Old drain and supply lines inside the room are checked and replaced where they have reached the end of their life.
  • Floors that have settled over the decades are leveled before any tile goes down.
  • A window inside the shower gets a waterproof jamb, or the layout moves the shower off that wall.
  • Radiators and their piping are accounted for in the new layout.

What we build in houses like these.

The usual request is a room that suits an older house and works like a new one: a real shower, good light, storage, and nothing that will leak into the ceiling below.

Mountain Lakes bathroom questions.

Do I need a permit for a bathroom remodel in Mountain Lakes?
When the work includes plumbing, electrical or framing, yes. Permits in New Jersey are issued by the local construction office under the Uniform Construction Code. We file the application and schedule the inspections. A finish-only refresh may not need one; we tell you which case you are in at the visit.
What does a bathroom remodel cost in Mountain Lakes?
For labor: $6,500 to $16,750 for a tub-to-shower conversion, $12,000 to $26,000 for a full hall or guest bath, and $23,000 to $50,000 or more for a primary bath. Materials are separate and bought by you from our list. The cost guide explains what moves the number.
Can you work with plaster walls and old plumbing?
Yes. In the shower and tub area the old wall comes out to the framing, so the waterproofing goes on a new, flat surface. Old drain and supply lines in the room are checked once the wall is open, and anything that needs replacing is priced in writing before we do it.
The original bathroom is small. Can it be made bigger?
Sometimes, by taking a closet or part of the next room. When the walls have to stay, a small bathroom can still gain a lot from a better layout: a walk-in shower in place of the tub, a wall-hung or narrower vanity, and a recessed niche.
How long does it take?
It depends on the scope and on when your tile, vanity and fixtures arrive. You get the schedule in writing before demolition starts.
Do you work near Mountain Lakes?
Yes. We work across Morris County, including Boonton, Denville, Parsippany, Morristown, Madison, Chatham and Florham Park.
