Bathroom Remodeling in Basking Ridge, NJ

Basking Ridge runs from farmhouses of the 1740s to townhomes finished in the 2000s. The bathrooms we are called about most are the 1980s and 90s primaries in The Hills, with a jetted tub nobody uses and a shower too small for the room. We have rebuilt exactly that.

Three centuries of houses.

Bernards Township was chartered in 1760, the village center went on the National Register in 1974, and the biggest building wave came two hundred years after the first.

The Basking Ridge Historic District, listed in 1974, holds the Brick Academy, the Presbyterian church and houses from the colonial era through the Greek Revival years. Liberty Corner, settled in 1722, has its own cluster of old houses around the green. Around both villages, the postwar decades added colonials on larger lots.

Then came The Hills. From the late 1980s through the 1990s and into the early 2000s, Toll Brothers was the primary builder of the planned community that spreads across the Watchung slopes on the Bernards side, with more than thirty homeowner associations and its own village center. The AT&T campus, built from 1970 to 1975 and now Verizon's, brought the buyers.

A 1990s Hills primary bath is big, with a platform jetted tub under a window, a separate stall shower, a double vanity and a water closet. The layout is generous; the fit and finish, and the shower pan, are not.

What we plan for in Basking Ridge

  • The jetted tub platform comes out, and the space becomes a real shower or a freestanding tub, or both.
  • Builder-grade pans are replaced, not re-tiled over; the new shower gets Schluter waterproofing from the subfloor up.
  • Townhome work is scheduled around association rules on hours and parking.
  • In village-era houses, we open plaster cleanly and rebuild around cast-iron stacks.
  • Homes on wells and septic get a fixture count check before anything is added.

What Basking Ridge owners ask for.

The most common request is to take a large 1990s primary and make it feel like it was designed rather than assembled: one big shower, a tub worth sitting in, and finishes that will last.

  • Primary baths rebuilt from the jetted-tub layout into a curbless shower plus a soaking tub.
  • Double vanities with drawers instead of doors, and lighting at face height.
  • Hall and kids' baths with a tub, durable porcelain and a fan that works.
  • Tub-to-shower conversions in townhomes and guest baths.
  • Schluter waterproofing behind every shower we build.

What a bathroom costs in Basking Ridge.

A Hills primary usually lands in the third row: the room is large, the tub platform has to go, and the drain often moves. Hall baths and townhome showers price like anywhere else.

ProjectLabor only
Tub-to-shower conversionThe tub comes out and a tiled shower goes in, in the same spot.$6,500 – $16,750
Hall or guest bath, full remodelFloor, walls, shower or tub, vanity and toilet. Size and finish level move the number.$12,000 – $26,000
Primary bathA larger shower, a double vanity, often a tub, a bench or a moved drain.$23,000 – $50,000+

Labor only, in every row. The price covers demolition, disposal, prep, Schluter waterproofing, installation and cleanup, and no material of any kind. Tile, tub, vanity, fixtures, thinset, grout and the waterproofing kit are bought by you from the product list we write for your room. Permit fees and hidden conditions are added in writing, never by surprise.

Finished work in Basking Ridge.

Our Basking Ridge project is exactly the job described above: a 1990s primary with a platform jetted tub, opened into a curbless shower and a freestanding soaking tub under a skylight, with a double vanity and champagne bronze fixtures. In Westfield we finished a primary and a guest bath in the same house a few weeks earlier.

Basking Ridge bathroom questions.

Who issues the permit for a bathroom remodel in Basking Ridge?
Basking Ridge is part of Bernards Township, so permits go through the Bernards Township Construction Department at 277 South Maple Avenue under the New Jersey Uniform Construction Code. We file the application and schedule the inspections whenever plumbing, electrical or framing is involved. The township's review time is its own.
Can the jetted tub go and a shower take its place?
Yes, and it is our most common Basking Ridge job. The platform comes out, the drain is relocated, and the space becomes a walk-in or curbless shower, a freestanding tub, or both if the room allows.
Do townhome associations in The Hills allow this work?
Interior remodels are normally permitted. Associations set work hours, parking and dumpster rules, and we follow them. Check your association's paperwork before we start and we will fit the schedule to it.
What does a Hills primary bath cost?
For labor, $23,000 to $50,000 or more, depending on the size, whether the drain moves, and the finish level. Materials are separate and bought by you from our list.
How long does a primary remodel take?
It depends on the scope and on when your tile, glass, tub and vanity arrive. You get the schedule in writing before we start.
